Adding On For a Growing Family
Private Residence Beverly

Living on a pie-shaped lot, the owners of this cape were at a loss as to how to expand their home within the limited zoning setbacks that were required. The answer was a new addition set back and designed as a wing to compliment the original house.

This 1 ½ story cape home was expanded to accommodate a growing family. An expansive master bedroom was added on the second floor. The first floor of the addition added a large office and an expansion of the existing family room. Dormers were built into the roof to add daylight and additional space to the existing bedrooms. The final amenity designed into the plan was a covered porch and open sundeck inset into the rear of the house to enjoy the surrounding woodlands.

Expansive Addition on a Limited Lot
Private residence, Newton

Located on a tight lot, the owners of this house wanted to add a two-car garage, a dining room that could serve up to 20 people, and a new master bedroom suite, all while working within very restrictive zoning ordinances. Since there was no space to expand on either side of the house, the addition had to be located at the rear.

The selected design took advantage of the site’s natural slope by putting the garages at the basement level. The entire space above the garage is dedicated to the large dining room carefully integrated with the existing kitchen and living room, opening onto a new exterior deck over the last garage bay. The master bedroom suite, complete with its own balcony, is located above the new dining room.

Modern Lifestyle in a Seaside Manor
Private Residence, Manchester-by-the-Sea

This expansive seaside residence in Manchester-by-the-Sea is a beautiful product of the 19th century Shingle Style architecture. However, it left a lot to be desired in terms of “modern” living. The goal of the addition was to double the existing small kitchen and to include an informal dining area, as well as an adjacent family room. Incorporated with this was the request for a new three car garage. Since the there already was an historic carriage house at the property entrance, it was not desirable to have the new garage bays visible from the house entry.

The result was a wide open space incorporating an enlarged kitchen, informal dining area, and a family room, very much in keeping with the requirements of the modern lifestyle of a family that entertains a lot. The space features large expanses of insulated windows that look toward the ocean and the side yard gardens. It also includes a fireplace placed to enhance all three uses of the space.

The location of the garage was solved by adding a small driveway area to the side of the house, and locating the three new carriage house style doors under the new addition and facing away from the existing carriage house.
